Drive Milwaukee Avenue past Hawthorn Mall this month and you'll pass three restaurants that didn't exist two years ago, a fourth still working through village approval, and a fifth that opened its doors back in April. It looks like one long restaurant row, and most people talk about it that way. But the buildings on either side of that stretch belong to two entirely different developments, built on two different timelines, for two different reasons. And the opening that's generated the most word-of-mouth this year isn't on Milwaukee Avenue at all. It's a mile away, in a strip mall next to a convenience store that used to sell lottery tickets.
That distinction matters if you're trying to figure out what's actually new around here, because "the mall" and "the strip near the mall" are not the same property, and the restaurant that's been hardest to get a seat at didn't come from a national chain's expansion plan. It came from a family.
The Milwaukee Avenue wave has been four years in the making
What reads as a sudden burst of new restaurants along Milwaukee Avenue is really the tail end of a pipeline the village has been approving since 2022. Perry's Steakhouse & Grille got its go-ahead that November, then opened in April 2024 in an 11,000-square-foot standalone building at the southwest corner of Ring Drive and Milwaukee Avenue, big enough for 350 guests and four private dining rooms. Wild Fork, the butcher-style frozen meat and seafood retailer, and Cava, the fast-casual Mediterranean chain, followed that same spring at 890 Milwaukee Avenue, on the same run of outparcels east of the mall. A Kiddie Academy childcare center joined the same stretch in July 2025, a reminder that this outparcel push was never only about restaurants. None of these are inside Hawthorn Mall itself. They're freestanding buildings built on the mall's parking lot frontage, leased separately from the enclosed mall and approved lot by lot through village ordinances that stretch back years before any of them opened.
Then, in April 2026, Mendocino Farms opened at 913 North Milwaukee Avenue, inside the Mellody Farm shopping center directly across from that outparcel cluster. It moved into the former SLYCE Coal Fired Pizza space and became the chain's first suburban Chicago location, a notable jump for a company that had only put down roots at Willis Tower and in River North before this. Mellody Farm is its own Regency Centers property, separate from both the mall and the outparcels across the street, and it's where City Works Eatery & Pour House has anchored the food lineup with two dog-friendly patios.
So when a neighbor says "everything new is by the mall," what they mean is really three separate landlords filling in outparcels and storefronts on both sides of the same road over four years, with 2026 being the year enough of it opened at once to notice.

There's still more coming. Raising Cane's has village approval on the books, though no opening date has been set as of this writing. And a few doors down from Mendocino Farms, Panera Bread is staying put in the same shopping center but shifting into a larger unit a few storefronts over, the space last occupied by The Daily Grind and a Subway before that. Its original spot is expected to become a drive-thru coffee kiosk from the same company later this year. None of that is dramatic on its own, but it's the kind of quiet shuffling that tells you the corridor still has room to move.
The Townline Road story is smaller, and it's the one people are actually talking about
While Milwaukee Avenue gets the visibility that comes with chain expansions, a different kind of opening has been building anticipation a mile away on West Townline Road. Honest Indian Vegetarian Restaurant is opening at 145 West Townline Road, in a space that used to be Vernon Convenient, right next door to Spice Bazaar, the Indian grocery store that's been serving the area's Indian community for years.
This one isn't a corporate real estate team scouting a new market from a spreadsheet. It's a family-run franchise location, operated by Jay, Lisa, Devendra, and Siddarth Patel, who planned a soft opening for the end of May and timed their grand-opening ceremony to August 15, India's Independence Day. Lisa Patel has described wanting the space to feel like somewhere people come back to, not just pass through. The location sits in a part of Vernon Hills with a sizable Indian resident base, and the pitch is straightforward: authentic vegetarian food without a long drive to find it.
That's the second half of the story that gets lost when people talk about "all the new restaurants in Vernon Hills" as one trend. The Milwaukee Avenue cluster is corporate real estate playing out on a predictable four-year approval cycle. The Townline Road opening is a single family betting on a specific, underserved craving in their own neighborhood, timed to a date that means something to them personally rather than to a leasing calendar.
What this means for your next few weekends
If you've been putting off trying Mendocino Farms because you assumed it was just another sandwich chain, the "Not So Fried" chicken sandwich and the avocado quinoa superfood ensalada are the two dishes locals keep mentioning, and the Vernon Hills location is still new enough that lunch lines haven't fully settled into a predictable rhythm. Perry's and Wild Fork have had two years to become part of the regular rotation, so if you haven't been, you're not late, you're just catching them once the newness has worn off and the crowds have thinned to something manageable.
Honest Indian Vegetarian is a couple weeks past its August 15 grand opening now, which means the ceremony crowd has thinned and it should be settling into its normal rhythm. If you held off during opening week, this is the window to go before word fully gets around.
And if Panera's shuffle within its own shopping center throws you off some weekday morning, that's the smallest and least dramatic piece of all this. It's still worth knowing before you circle the block looking for a storefront that moved twenty feet down the row.
None of this changes what Vernon Hills is. It changes what's on the corner you drive past twice a day, and where you might actually want to stop.
